    Hi, I moved into a house in Austin(Aug. 1, 2011 and the carpet was stained from what soon after started to smell like pet odors. I asked our landlord for a damages inventory sheet at move in and never received it. I did give him a list of damages via email, which he is totally disregarding now. But I have kept every conversation. Now, he is trying to charge us $300+ for the damages. He also did not give us a response on the deposit until today because I sent a certified letter to him demanding the deposit refund. There are no receipts, just a spreadsheet he obviously drew up himself with explanations of labor hours and repairs. Please tell me what our rights are as tenants. Thanks.

    You can take him to small claims court to get back your deposit.
